Purchasing a home is one of the most important decisions you’ll make in life, and the right advice and guidance is paramount. Experience and expertise matter, and they can make a difference in making sure that you not only find the right house, but that you also pay the best price.

Most importantly, we are aware of the nuances that determine value and we are discerning as to location, construction, materials, and craftsmanship. We will listen to your needs and find you the perfect home as well as ensure that you make an educated and informed decision. Once you choose a property, we will represent your interest throughout the purchase process, negotiating the best possible purchase price, advocating for you during inspections, escrow, title, and closing. We can also advise you on how to make the house even better, including furniture and design, and possible remodel ideas and augmentations where beneficial.
The Guides: Any time you embark on a new journey into uncharted waters, it is always best to hire the best guides possible. We will take you from the first decision to buy all the way to handing you the keys to your new home, with step-by-step detailed guidance along the way. We sell approximately 50 houses per year so there are not many scenarios we haven’t seen and successfully resolved. Best of all, our expertise and experience do not cost you a thing!
Financing: Talk to your lender of choice to find out how much of a mortgage you can qualify for and the approximate monthly amount to ensure it fits into your budget. Don’t forget to factor in the tax advantages of buying versus renting! If you don’t have a lender you have a relationship with, we would be happy to introduce you to mortgage lenders we have successfully closed deals with in the past.
The Search: We can set up a search directly from the Multiple Listing Search for homes that meet your criteria and send those listings directly to your inbox. If you come across a house that is not on our search for some reason (or just one you found on your own), send us the address and we will check it out for you. We will take you out to see the houses of interest at a schedule convenient to you.
Making an Offer: Once you have found that perfect house, it is time to make the offer! We will show you comparable property prices, recent real estate activity and discuss with you our recommendations on an offer price and other key parameters of the offer. We write the offer, you sign it and we will take it to the listing agent. In consultation with you, we will negotiate any counter offers until everyone has agreed to all the terms and you are under contract.
Home Inspection and Appraisal: We will give you a list of several home inspectors we have worked with successfully in the recent past or you can use your own. We accompany you and the inspector to the inspection. We will review his findings with you and agree on what we will request the seller to fix prior to settlement. We negotiate with the listing agent if needed until both sides agree to what repairs or additional compensation will be forthcoming from the seller. The appraisal (house value and inspection for significant defects) is done by a separate independent company that is arranged for by your lending institution. We will negotiate any shortfalls in value or seller required repairs with the listing agent.
Title Work: Concurrently, title search is being done by a licensed title company of your choice (we can also provide recommendations if desired). They are looking to ensure that there are no legal barriers to transferring a clean title from the sellers to you.
Mortgage Approval: Also concurrently, your mortgage banker is processing all the paperwork and forms needed to comply with lending regulations to ensure your loan is ready by the agreed upon settlement date.
Final Walkthrough: When everything with title and lending are ready, we do a final walkthrough of the house to make sure it is in substantially the same condition as when you made your offer (and the agreed upon repairs have been made).
Settlement Day: This is the end game. We gather at the title office, walk you through the process, sign what seems like a thousand papers and exchange money for keys… and then you have your piece of the American Dream!
